I thought I should start a dedicated thread for this REIT, rather than get caught up in arguments on other threads/boards.
I am again being tempted by Target Healthcare REIT (THRL). It has an appetising yield of 6.35%, whereas my existing holding of PHP is only yielding:4.76%. The SP of both have been falling over recent months, but PHP more so. Capital does matter to me.

There has been a material change in the price and discount recently.
As someone on the other side of this (hi mom) and some cash to mop up, I am also considering a small punt.

Though currently, I'm concerned that all the property coys/Reits seem to be down big time, presumably due to the threat of much increased interest rates.

Indeed. I think there's an opportunity here. Increasing base rate has been obvious for several years. I can't actually think of a REIT that I am aware of that hasn't refinanced their borrowing well into the future to lock in historically low rates. I am guessing that rates will be well on their way down from the peak when REITs have to refinance.
Ofcourse, I could be wrong on that.

I am looking at Target to add to my portfolio but noticed that the ongoing charges are around 2.9% which appears very expensive. Is this an accepted level for a REIT?
I hold bigbox as a recent addition, but I am new to REITs and would like to learn more about them as a sustainable long term income vehicle.

HL have it as 2.94% but the AIC have it at 1.5%..
Similar to Impact as a comparator.
Might be debt interest include or not (the right order of magnitude) but DYOR.
