selling propert using on line agents eg purplebricks

Had to sell a house quickly in October last year. Got 2 local agents and PB to quote and give a price for the property. PB and one agent were top end price, PB was cheap but if you wanted accompanied viewings it upped the price. In the end I used a local agent who really knew the area, did a very professional advert, video and 360 photographs. His price was lower, but he supported his argument with researched previous sales (and he had the most sales in the area). House sold in10 days, completed in 6 weeks, which was the brief. My impression was that the fixed cost of PB works in a very bouyant market where there is buyer competition. Somewhere more sleepy needs the local touch.

Too large for the land it sits upon
Are there any gardens?
Overlooked from building to the left

Possible development over the road
Steep hill to reach the place
Conservation Area issues
Subsidence?
Crime?

Your local knowledge would, of course, tell us more, as would local searches etc.

Add to that, very dated internally. Total new everything needed.
Looks like a bitsa house of add-on building
Pool, serious negative in the state it looks from the pics.
Kitchen size a bit small for the house in current config.

Great views, needs flattening or a serious remodel.
Potential money pit.
Too expensive or wou;ld have sold.

I'm fairly sure that it was on the market for a LOT less (£200k) not that long ago. It's waaay overpriced.

edit: Mousprice estimate is £300 to £406k for this property (Fourways) in this area.

Rightmove has had it at oiro £895k since 2016.
PurpleBricks at £895k since 2019.
Also at onthemarket but no images there.

I can’t access Mouseprice but how accurate would be their estimate for an 8 bed with little comparable in the area?

Incidentally, I’ve since seen that what I described as a B&B was a motel and was/is in the same ownership.

You put yor finger on it. With unique properties its entirely guesswork for the agents apart from last sale price vs. market movement.
