We had a tenant who has not paid his rent and been very awkward.(In Scotland).
We issued the paperwork for him to quit the property on 24/4/17. Went to visit him that day and he said he didn't want to leave and didn't have to until we had a court order. Made promises to pay the full rent and £200 towards his arears each month. We were happy with this and emailed him to confirm. He paid the full rent for May on 2/5/17 plus £100 towards the arrears. On 1/6/17 he sent an email to say he had left the flat and put the keys through the letterbox. No more rent or arrears paid.
He still has 4 months to run on his 12 month contract. As he has suddenly left us with a void we are a little miffed after having tried to help him out.
We intend to pursue him for the arrears but can we pursue him for the rent until we get it relet?
