The only way I would offer any advice on a case like this is if someone brought all the paperwork to see me in Birmingham. I do a small amount of lay legal work (mainly Family Court stuff, but a few other cases normally looking at appeals). I am not a qualified lawyer. However, I have helped people win appeals from time to time (and helped people whose cases were lost as well).

We do need legal advice ,we're not deliberately trying to go it alone or to save money by not engaging anyone .

Can the land be parceled up in any way - is it big enough that you could come to an agreement where 3 people take half (and sell it if they want) and the other three have the other half and don't sell, but hold on to it?

Probably not, but just wondering.

Actually Mel that is what we're now thinking would be best .

The situation of the land would allow access to two plots which although not large would certainly be adequate for a house on each .

There may be some difficulty in getting one of the beneficiaries to engage ( either for selling or retaining ) as they've to all intents and purpose ,opted out of the proceedings .

I suspect this may pose a problem with either side claiming the 6th beneficiary wishes to sell/retain .
