Informing Land Registry when Mortgage is paid off

#209045

Postby MyNameIsUrl » March 21st, 2019, 10:16 am

The mortgage on a rented property has just been paid off with a lump sum. The Land Registry has a record of the charge held by the mortgage provider.

Does anything need to be done now to release that charge, either using a solicitor or diy, or will it wait until the property is sold sometime in the next few years?

I believe the answer is yes. The mortgage company needs to write to the Land Registry telling them they no longer have a charge over the property as the mortgage has been paid off. Write to them and ask them to do it.

When I cleared the mortgage on my home, a few years back, First Direct automatically informed the Land Registry, who then let me know that it had been done.

Assuming the lender was a conventional mortgage lender they have arrangements with LR by which they notify them electronically that a mortgage has been repaid. So you shouldn't need to take any independent action to have the charge removed.
