There's a curiosity on the AIC (Association of Investment Companies) site and those like Morningstar who use their categories. Being a REIT is a legal and taxation status, not a matter of opinion, but not all REITs are listed in their property sections. SEGRO as one of the larger ones isn't.

Is this a matter of self definition, that some property companies don't regard themselves as "Investment" companies? Is alternatively the AIC drawing a line in the sand?

It could be of relevance to those who make a point of keeping Investment Trusts apart from the rest of their portfolio. But it seems the remit of the AIC extends beyond Investment Trusts. It's full name is perhaps a give away.

Don't AIC require trusts to be members before being included? Some they list, but with a note saying that full information is not available for that reason. I suspect that property companies don't see themselves in the same light
