Did the original post specify the house to be re roofed had concrete tiles? My reading of your post (possibly incorrectly)was that a 1960 house (or newer) was unlikely to have a slate roof. My point was even newer houses can have a slate roof.

My point was the the 1960's in particular seemed to have few new builds with slate. Since then it seem to have come back. I could be wrong but that is my gut feel.

Thanks for all the help so far.

Roof has clay tiles but am not going to the expense of replacing like for like. Am 65 so want something that will last for me so thinking of concrete.

Yes I get the point that it might impact the roof structure but others around here don't seem to be suffering (or they have not said so).

Bear in mind that you will need to submit for building regulations approval to replace the tiles on your roof. Partly because the BCO will need to be satisfied that you're not compromising the design load of the roof structure by utilising heavier tiles but also because if you replace more than 25% of any external element you must thermally upgrade to today's standard. For a pitched roof that means about 250mm of Rockwool. It may even be a bit more than that now. Being in a terrace the approval will also require fire stopping properly detailed and installed where the tile battens sit atop the party wall.

Very surprised that clay tiles should all need replacing after just 60 years. Perhaps a few, but all??? Who told you that?

Have you climbed up and looked?

Am getting to old to be climbing ladders (after bouncing off one a wee while ago).

I think the issue is that the underfelt is not going into the gutter and so is causing leaks. Had a couple of people out who overall where crap and they could not find the issue, despite me telling them what the issue was!

So that together with future proofing am leaning on the thought of just replace the roof and hope that will carry me on until the grave!

Even with no felt at all the roof should not leak at the eaves.
However, OK so remove the lower three courses and fit edge trays, then get one of the concrete specialists to come and sort the gutters.

Clays should be good for 100+ years unless they are delaminating. I built my double garage in 2016 with clays that are 200+ years old and I expect them to way outlast me.
