Thanks for your responses plenty of food for thought. Always difficult to predict stock markets and also the property market. Sounds like the least risky option once we have agreed a fixed price with the builder and got a completion date tied down is to try and arrange the completion of the sale of our existing house near the end of this year. Then we shouldn't have a problem of where to out the cash as it will only be for a short period so cash savings accounts at the best price.

funnily enough we haven't got the money yet but as you would expect with recent stock market moves my cautious stuff like RICA and PNL have faired well and the more racy SML badly. So it was quite good experiment in what might happen. Just depends on when we might get the cash.
