Do you have a recommendation for a good diversified Property investment Trust?

One caught my eye, Standard Life Inv Prop Trust (lon:sli) - up 22% past 12 months.

Cash losing 10% a year, bonds no good, tech stocks in bear market, stocks negative and volatile. Guess property has some protection in current inflationary market. But are the gains already priced in?

Adam,

take a look at EPIC, SREI and BREI, all IMHO well run Small REITs with potential both for Capital Gain and dividend increases.

Yes, it’s probably in the price. Most things are in the price but there is often an overlay of enthusiasm/pessimism, it’s that market psychological bias that you can exploit.

Many articles/blogs are pointing out what has done well/less badly in the past inflationary eras and property will be in those lists. So you can try for momentum or be contrarian with everything that has done badly.

Take a look at TR Property (TRY). They are in a bit of a dip at the moment and at a good discount. They hold mainly property shares rather than physical property, so shouldn't suffer from liquidity problems like some property funds from time to time (although I note you are asking for an IT, which you can always sell at some price).
