Skyship & spiderbill, yes, after having read a number of Simply Wall Street "reports" on various stocks, I noted that they tend to use identical wording, with key figures or summarising comments inserted into the text. A little too automatic for my liking.

Spet - you ask whether replacement cost is all that relevant?

Sure is....and one has to understand the implication - which is as follows:

As long as there are existing properties on marketable valuations below replacement cost, then developers will not be building new properties.

If there is already a bit of a squeeze on supply, then the result is rising rents and rising valuations. It is 100% relevant to read the surveyors reports under the ASSET AND INVESTMENT MANAGERS' REPORT in the recent Interim report:

In the case of RGL the valuation figures are a full 30% below replacement cost; rents are more than holding up and on current valuations we still have a net initial yield on the portfolio of 6.1%, an equivalent yield of 8.3% and a reversionary yield of 9.0%.

The outcome. A covered dividend and further NAV growth.

RECOMMENDATION: Go overweight!

As an addendum to my previous post; of course there is still new development. New prime site approvals, demolition and rebuild etc.

The point is that too wide a discount down to second-hand valuations serves to curtail development - not stop entirely.

There was nothing new in this week's Trading Update - just further confirmation that all is going to plan.

Also going to plan is the sp - looking to close out the week at 108.9p...I imagine all here will be pleased with that!

True, Skyship but :

~~ The SP is within a whisker of an all time high and
~~ the usual platitude of the board being confident of meeting their target of 8.05 pence for the full year is missing.

So, having made a nice profit on these, do I sell now or await the slightly larger final dividend due to be announced on 27th February?

The upside here seems only to be a penny or two but the downside could be closer to 10p with just the normal random SP movements and if I sell I can hpefully buy back at a lower price because this does seem to be a very well run REIT.

# I frequently top-slice an overweight position; and have done so on a number of occasions with RGL.

For the time-being however I will not do so because even at an sp equating to NAV (c114p) the yield here would still be 7.24%.

In the current low interest rate environment, what's not to like about RGL, especially when you consider that their office investments are valued at just £130/sq ft versus a replacement cost of c£200/sq ft!

Also, we need to remember that similar propco CREI consistently trades at a 10% PREMIUM; and issues new equity at that level. They’re on a yield of only 5.1%, so bizarre but true.

Obviously everyone who holds this is happy with the steady upward ticking of the SP but it is now at an all time high and out of kilter with other REITs of the same ilk. I find it difficult to find a reason for this and am seriously considering selling as there now seems better value elsewhere. Or am I missing something :? ?

Yes actually - I was thinking of VSL - yielding 10% even after the nice tick up today. I read your post - but am still trying to work out why it out of kilter with the rest of the REITs - kind regards - BBB

Mon 30th December 2019:
(Sharecast News) - Regional real estate investment specialist Regional REIT announced further successful lettings 3.0% ahead of expected rental value on Monday, reporting that in total, the rents amounted to £589,856 per annum.

"This further demonstrates that we are witnessing rental growth in our portfolio on a national scale."

Inglis said the company also had "no shortage of properties" to make further acquisitions and to actively manage, improve and subsequently rent out at higher levels, or seek an attractive disposal rate.

"The diversity of income across the portfolio continues to grow as we expand our asset base and further enhance the quality and quantity of our rental income and expand our tenant base.

"We look forward to updating shareholders further on our progress in due course."

At 1443 GMT, shares in Regional REIT were down 0.68% at 112.82p.

BBB - obviously thanked you elsewhere for your mention of VSL - and happily joined you at an average of 78.7p.

Here we see RGL now at 115.4p - pretty much bang on the underlying NAV figure I would guess.

Pretty sure they must be working on another equity issue (the last @ 106.5p); though would far prefer they make a large ZDP issue instead. They would surely be able to issue c£75m on a 4.75% yield, rather than dilute equity on a 7.25% yield.

The AIC figure is incorrect; and I'm not at all sure how they could have arrived at that number of 108.6p!

The 30th Jun'19 EPRA NAV was 114.3p. We then had the issue of 58.7m new shares at 106.5p. The dilution and the costs of that issue will have knocked c2p off the NAV, but that reduction will have been restored (possibly and some) by valuation increases in H2'19.

The financial calendar shows a Valuation Update on 27th Feb; followed by the Prelims on 26th March.

Well spotted, I wondered what was going on yesterday. No idea what "restricted" is supposed to mean but if the company sees another opportunity to make further profitable aquisitions then I'm happy to see it go ahead based on their recent track record.

I suspected "restricted" has something to do with the cash funding. A warning that you might get a discount soon if you are a holder rather than buying outright in the market now and might miss out.
